SEASONAL RENTAL
This apartment is rented for seasonal stays and complies with current regulations. To complete your reservation, we may ask for your reason for travel and a brief justification. You must also sign the rental agreement and register guests, as required by law. Thank you for your understanding!
⚠️ Important notice: The apartment above ours, located on an upper floor, is undergoing renovations. This may cause noise disturbance. Opening hours are from 8:00 a.m. to 8:00 p.m., Monday through Sunday.
The apartment is located on the second floor without an elevator and consists of: a spacious and bright living room with a fully equipped kitchenette with designer furniture and appliances; a living room with a gas fireplace and a dining room with beautiful views; three bedrooms with a total capacity of 7 people; and two full bathrooms (with showers).
The master bedroom features a king-size bed (180 x 200 cm), a small sitting area, a reading corner, a work-from-home area, a Smart TV with Netflix, large closets with luggage racks, hangers, and a full bathroom with a shower and toiletries.
The middle bedroom features a double bed (Queen: 150 x 200 cm), a large closet, and a Smart TV.
The third bedroom features bunk beds with three single beds (90 x 200 cm), ideal for children but also for adults, a Smart TV, and large closets with hangers.
All bedrooms have heating, air conditioning, home automation, and internet access.
There is also a small cleaning closet where you can use the washer-dryer.

Important: Guest registration in accordance with current regulations
In accordance with Royal Decree 933/2021 of the Ministry of the Interior, we are required to register the details of all tenants, including minors, staying at our property. Furthermore, in the case of minors, it will be necessary to indicate their relationship to the responsible adult. This regulation aims to ensure safety and comply with the legal requirements established in Spain.
During the arrival process at the property, we will request the necessary information to comply with this regulation. For more information, please consult the Official State Gazette (BOE-A-2021-17461). Once this registration is completed, a temporary rental contract will be formalized, in accordance with current regulations.
Your data will be processed in accordance with data protection regulations and will be used exclusively for compliance with this legal obligation. We appreciate your understanding and cooperation.

a)Check in: From 3:00 p.m. Guests must present their identity documents previously electronically.
For arrivals after 9:00 p.m. There is an additional charge:

If you want to arrive after 00:00 hrs you have to check availability and another cost due to the schedule
b) Check out 12 noon. There is a late check-out service subject to availability until 2:00 p.m., so you should check it a few days before your departure. After 2:00 p.m., the guest must pay the proportional amount for the full day.
c) Guests will be fully responsible for the safety of the children that accompany them throughout the stay, and for any inconvenience caused to other residents of the neighborhood;
d) Guests must keep noise to a minimum so as not to disturb other residents in the area, especially during hours when they may be sleeping (quiet hours: 10:00 p.m. to 10:00 a.m.), and when they arrive and leave the property;
e) Excessive noise is prohibited in any case and at any time, and may lead to the end of the stay of the guests, the eviction, the loss of the amount paid for the entire stay;
f)Guests are completely prohibited from behaving disrespectfully towards the residents of the area, and must minimize their impact on them and the neighborhood in general.
g) The entrance to the farm of any person not included in the reservation is prohibited, if an extra guest wants to spend the night in the property, it must be communicated and approved during the reservation process, and will be subject to any extra fee specified in the final price, as long as it does not exceed the maximum number of people accepted per reservation in the property.
h) Any party or meeting is completely prohibited.
A penalty will be charged to guests who do not respect the prohibitions and the penalty will depend on the state of delivery of the apartment.
i) Guests must take care of the garbage and recycling according to the garbage containers provided by the property, and they will not leave any type of waste in the house or public areas.
j) Whenever guests leave the property, it is their responsibility to ensure that the windows and doors are properly closed to maintain security and prevent damage caused by rain, among others.
k) Guests will have to turn off lights, air conditioners, fans and electronic devices when they are not necessary, to save energy.
l) They are not allowed to leave the air conditioning on when they are not in the house
m) It is completely forbidden to smoke in the house, in case of not complying with this rule, it will be penalized with €200 in addition to any other expense derived from the same offense (for example, burns on the furniture, extra anti-odour cleaning, etc.)
n) Animals are not allowed in this vacation rental, in case of incurring this prohibition, an additional €200 will be penalized to the expenses generated by it (for example, extra cleaning, breakage or damage to furniture, coverings, etc.)
o) The charge for lost keys is €100
p) If at the time of check out the guest leaves the apartment very dirty, the additional cost for extra cleaning will be borne by the guest. (€20 per extra hour of cleaning)
q) Failure to comply with any of these rules implies breach of the conditions applicable to the vacation rental reservation. The owner/manager has the right to terminate the period of the guest's stay if the guest does not comply with the rules of this house or causes inconvenience to the neighbors and other residents of the community.
It is a small building with four apartments throughout the propierty, so the only common areas are stairs and the entrances to each home.
The building does not have an elevator, a very good opportunity to exercise and without having to worry about your luggage if you wish, since you can ask our staff to bring your luggage up upon arrival and/or bring it down on your departure. You only have to worry about resting and enjoying Madrid.
Inside the house you have multimedia services (WIFI Internet, Smart TV with Netflix and national television, marshalls speaker, console), heating and air conditioning, cot, high chair (please request it before your arrival so that we can leave it installed).
It also has a work area in the main room, but the dining room table is also spacious enough and the chairs comfortable to be able to use it for teleworking.
There is a small room with a washer/dryer.
Kitchen with conventional oven, microwave, dishwasher, small appliances, coffee corner with Nespresso coffee machine and complete kitchenware (crockery, glasses, tablecloth, etc).
Each bedroom has a smart TV, and inside the closets you can find supports for suitcases, hangers and more pillows with different densities.
In the bathrooms you will find personal hygiene items (shampoo, shower gel, hand soap and more amenities), toilet paper, hair dryer, heated towel racks, shower mat and towels.

We will wait for you upon arrival to explain all the details, as well as to take your luggage to the apartment.
We will ask for your ID, as well as that of any companions, in order to register the tenants as required by the Ministry of the Interior according to current regulations.
The apartment's balconies (located in the living/dining room) are narrow, and there is no space for furniture.
If you would like a cleaning service during your stay, you can request it for an additional charge of €20 per hour.
You can request a shuttle service from the airport to the apartment and back; this is a service we do not provide.

The service provided is a temporary rental of a home, an activity subject to VAT but exempt under Spanish tax regulations. In the specific case of commercial companies, rental of a home is not exempt under Spanish tax regulations. Therefore, in these situations, the 21% VAT will be added to the established price on the invoice and the business company is obliged to withhold (19%).
