Cozy apartment (80m2) in the best location and with the charm of the Napoleonic era that shows what the houses of the time were like: Small rooms with low height and reduced windows, where there were common toilets or without them, so we have had to adapt the original structure to the current era. **Madrid's Plaza Mayor is one of the most emblematic spots in the city.** Its construction began by order of King Philip II in 1590 and was completed in 1617, but with some repairs over the years.

**Rent our apartment in this setting is a great idea** if you come to experience Spanish culture, starting in the center of Madrid.

Waking up in the morning and looking out a window overlooking the Plaza Mayor is a luxury.

THE ACCOMMODATION

The apartment is located within the building surrounding Plaza Mayor, offering exceptional views of the city center. This attractive apartment is located on the first floor of an exterior mezzanine with no elevator, but very easy access. The apartment is tastefully decorated in a modern and comfortable style, allowing you to experience the past and present of Madrid. It has three bedrooms, one with a double bed (135 x 190 cm) and two bedrooms with single beds (90 x 190 cm), one full bathroom with a shower and a toilet, a fully equipped kitchen with a folding breakfast bar, a living room with a work area, Wi-Fi, air conditioning in the living room and ceiling fans in the bedrooms, and air conditioning. The apartment has everything you need for an ideal stay! Please note that the ceiling heights are adapted for the people of that time (they are relatively low ceilings), and the rooms are somewhat small.

We will be happy to recommend places to visit in Madrid and its surroundings, as well as help you with anything you need.

DESCRIPTION

~ LIVING ROOM ~
- It has a sofa, a smart TV with internet, air conditioning (hot/cold pump), and a small area for home office.

~ KITCHEN ~
Equipped with a ceramic stove and oven, a washing machine and dryer, a fridge-freezer, a microwave, a kettle, an Italian coffee maker, a toaster, dishes, kitchenware, and everything you need to feel at home…
It has a folding bar serving as a dining area with 4 stools.

~ BEDROOM 1 ~
It has a double bed measuring 1.35 m x 1.90 m, a nightstand, a solid wood double bench, a double-glazed window with a blackout blind to block out light and overlooking the Plaza Mayor, a ceiling fan, and a luggage rack with a drawer for storing your belongings. This bedroom is located next to the full bathroom with a shower. ~BEDROOM 2~

It has a 90 cm single bed, a nightstand, a ceiling fan, a wardrobe with a shelf for a coat rack, a suitcase rack with a drawer, a folding desk with a chair, a work/study area, and a double-glazed window with blackout blinds overlooking the Plaza Mayor.

~BEDROOM 3~

It has the same features as bedroom 2, also has exceptional views of the Plaza and is located next to the bathroom/toilet.

~BATHROOM~
Equipped with a shower, half-length mirror, sink, odor extractor fan, toiletries, and a toilet with sanitizer (VERY IMPORTANT: DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER, as this can damage the motor). Hairdryer and towels are provided. It has an 80-liter hot water heater, so the hot water has a limited time until it reheats, approximately one hour later.

~BATHROOM - TOILET~

Toilet with Sanitrit (VERY IMPORTANT: DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER, as this may damage the motor), sink, toiletries, and hand and face towels.

Important: Tenant registration, in accordance with current regulations.
In accordance with Royal Decree 933/2021 of the Ministry of the Interior, we are required to register the details of all tenants, including minors, staying at our property. Furthermore, in the case of minors, it will be necessary to indicate their relationship to the responsible adult. This regulation is intended to ensure safety and comply with the legal requirements established in Spain.

During the arrival process at the property, we will request the necessary information to comply with this regulation. If you would like more details, you can consult the Official State Gazette (BOE-A-2021-17461). Upon completion of this registration, a temporary rental contract will be formalized, in accordance with current regulations.

Your data will be processed in accordance with data protection regulations and will be used solely to comply with this legal obligation. We appreciate your understanding and cooperation.

The neighbourhood

The Plaza Mayor has been declared an Asset of Cultural Interest. It is the center of the oldest neighborhood in Madrid, an area known as the “Madrid of the Austrias” in reference to the dynasty that ruled Spain from 1517 to 1700. The square is a place to admire, but also a good orientation point, since many routes start from it through the neighborhood and to the rest of the city. For a reason it is the center and the highest point in the area.

The establishments and shops of the Plaza Mayor preserve the flavor of times gone by. Their businesses are dedicated to collecting, numismatics and philately, hats, fabrics, and more recently some souvenirs.

Just as attractive as the square is walking through the streets that give you access to it, all with the taste of old Madrid. On the east side, Postas Street stands out, where the old “Posada del Peine” is located (built since 1610). And Calle de la Sal, on one of whose facades we can see several drawings by the painter Antonio Mingote.
On the north side we find the “Calle Mayor” between the “Puerta del Sol” and the “Almudena Cathedral” leaving the “Plaza de la Villa” in the middle. That is to say, this square is in the middle of what a visitor to the city and of course also a Madrid resident wants to see.

House rules

a)Check in: From 3pm. Guests must present their identification documents in advance via electronic means.
For arrivals after 9pm. There is an additional charge:
9:00 p.m. to 10:50 p.m. €15
23:00 onwards €30
If you want to arrive after 00:00 hrs you have to check availability and another cost due to the schedule.

b)Check out 11hrs. There is a late check-out service (late departure) subject to availability, so you should consult it days before your departure, if possible, this has an additional cost of €50 and can be postponed until 2:00 p.m. After 2:00 p.m., the guest must pay the amount proportional to the full day.

c)Guests will be fully responsible for the safety of any children accompanying them throughout their stay, and for any inconvenience caused to other residents of the neighborhood;

d)Guests must reduce noise to a minimum so as not to disturb other residents in the area, especially during hours when they may be sleeping (quiet hours: from 10:00 p.m. to 10:00 a.m. in the morning), and when they arrive and leave the property;

e)Excessive noise is prohibited in any case and at any time, and may lead to the end of the guests' stay, eviction, loss of the amount paid for the entire stay;

f)Guests are completely prohibited from behaving in a disrespectful manner toward residents of the area, and must minimize their impact on them and the neighborhood in general.

g) Entry to the property of any person not included in the reservation is prohibited. A fine of €100 per day will be charged for each extra guest who is not registered in addition to the additional fee. If an extra guest wants to spend the night at the property, they must be communicated and approved during the reservation process, and will be subject to any extra fee specified in the final price, as long as it does not exceed the maximum number of people accepted per reservation in the property.

h)Any party or gathering is completely prohibited.

A penalty will be charged to guests who do not respect the prohibitions and the sanction will be according to the delivery status of the apartment.

i)Guests must take care of garbage and recycling according to the garbage containers provided by the property, and will not leave any type of waste in the home or public areas.

j)Whenever guests leave the property, it is their responsibility to ensure that windows and doors are securely closed to maintain safety and prevent damage caused by rain, among others.

k)Guests will have to turn off lights, air conditioners, fans and electronic devices when they are not necessary, to save energy.

l)They are not allowed to leave the air conditioning on when they are not at home

m)Smoking is completely prohibited in the home. If you do not comply with this rule, you will be penalized with €100 in addition to any other expense derived from the same offense (for example, burns on furniture, extra odor-free cleaning, etc.)

n)Animals are not allowed in this vacation rental. If you incur this prohibition, you will be penalized with an additional €100 to the expenses generated (for example, extra cleaning, breakage or damage to furniture, coverings, etc.)

o)Any damage or defect must be reported to the property as soon as possible. If this is not the case, it will be assumed that the damage occurred during the stay and will be charged to the guest.

IMPORTANT: The bathroom and toilet of the home operate through Sanitril (waste shredding system) so it is essential that no type of waste or object other than toilet paper (not even kitchen paper) be thrown away. since it could damage the engine and its repair would be the responsibility of the guest.

p) The charge for lost keys is €60

q)If at the time of check out the guest leaves the apartment very dirty, the additional cost for extra cleaning will be borne by the guest. (€20 per extra hour of cleaning)

r) Failure to comply with any of these rules implies failure to comply with the conditions applicable to the vacation rental reservation. The owner/manager has the right to terminate the guest's stay if the guest does not comply with the rules of this house or causes inconvenience to neighbors and other residents of the community.

Tenants will have access to the entire apartment and the building's entrance hall.

- You can leave your luggage with us from 11:30 am on the day of your arrival (with prior notice), and on the day of your departure, you can ask us about the late check-out service, which is valid until 2:00 pm.

Interaction with guests

We will be waiting to give you the keys and explain how the apartment works. During your stay we will be happy to help you with whatever you need electronically... during the night (from 9:00 p.m. to 9:00 a.m.) we only attend to emergencies, thank you for your understanding

Other things to note

Unfortunately we do not have a luggage storage area, but if you need to leave your luggage before or after your arrival, let us know, since if the situation allows us, we could store them during cleaning (subject to availability); If the schedule we offer you for this is not enough, we can inform you about nearby luggage storage locations.
