⚠️ You have to take into account that the apartment is in an excellent area, but that there is a bar adjacent to the accommodation. Although the floor is soundproof, it is likely that certain noise vibrations can be heard.



⚠️ The building has 4 floors (including the ground floor), on the top floor there is remodeling and renovation work on a floor. The work is carried out during legal hours from 08:00 to 14:00 and from 15:00 to 18:00 from Monday to Friday (it is likely that some Saturdays they will work from 08:00 to 14:00).

ACCOMMODATION

This beautiful apartment is located on the ground floor, but it is higher than street level, it is built by thick walls that give independence and privacy. It has large windows facing the street in the bustling and bohemian Plaza de Isabel II, so that, despite having double windows, sometimes the characteristic noise of nightlife in the center of a city like Madrid can be heard. The apartment has radiators in the cold season and Split air conditioning for the hot season. The apartment has 2 bedrooms, 2 full bathrooms, a living-dining room (perfect place for teleworking) and privileged views of historic Madrid. Its strategic location for walking around the city will make you discover it on foot. Upon entering the apartment you will find the hall and a full bathroom on the right hand side. If you walk down the hall to the left you will find the two bedrooms. The second one you'll see of them has an en-suite bathroom (each room has heating). In front of them is the fully equipped kitchen to make your stay a very comfortable place. At the end of the house you will find the pleasant living room that is the rest and leisure area.

DESCRIPTION

LOUNGE
Sunny and bright with large windows from where you can enjoy Plaza Isabel II and the Teatro Real. It has a sofa bed, Smart TV with internet, books and magazines to enjoy your leisure time, a beautiful solid wood coffee table and decorative details.

KITCHEN/DINING ROOM
Open concept American style, fully equipped. Dishwasher, dryer, induction hob, without extractor hood, washing machine, combi fridge, conventional oven, large sink, microwave, kettle, toaster, Nespresso coffee machine and a wide variety of pans, pots and cutlery. It has a breakfast bar with two stools.
The dining room is equipped with a large table with capacity for 6 people, with 4 chairs with backrests and a long bench on one side. It is an ideal place to telework, since it is bright, spacious and being in the middle of the kitchen and the living room makes it easy for you to have what you need during your day within easy reach. You will be able to find complete crockery, a variety of glasses, glasses, cups and cutlery to prepare this beautiful table for a meal in the company of your loved ones.

BEDROOM 1
Separated from the kitchen by a sliding door, it has a double bed (150 X 200 cm), a built-in wardrobe with hangers, shelves to place all your belongings and a section for your shoes; It has a chest of drawers with four drawers, a built-in bookcase on each side of the bed as a nightstand with plugs, a USB port and a bookcase.
The bedroom has air conditioning, heating and wooden shutters to completely darken the room.

BEDROOM 2
This bedroom has the same format as the previous one, the difference is that it does not have an en-suite bathroom and does not have a chest of drawers. It is also separated from the day area by a sliding door, it has a double bed (150 X 200 cm). As a headboard, an exposed brick wall is accompanied on each side by the same brick shelf format with two sections: one for a nightstand with plugs, a USB port and a larger one as a decorative shelf or bookcase. Also a built-in wardrobe.
The bedroom has air conditioning, heating and wooden shutters to completely darken the room.

Suite bathroom
Full bathroom with shower tray, large shower head with good water fall and tempered glass screen, large half-length mirror, radiator heating to dry towels, towels, sink with drawers, large window that allows excellent ventilation, WC with sanitrit (sanitary disposal with very fragile evacuation pump, please do not throw anything away, except toilet paper), bidet-style telephone, hair dryer and personal hygiene items.

BATHROOM
Complete bathroom with shower tray, head with great waterfall and tempered glass screen, WC with bidet-style telephone, round mirror, sink with drawer unit, a small window that overlooks an interior patio to perfectly ventilate the room. It has heating by a radiator that dries towels, towels and toiletries.

The neighbourhood

The apartment is located in the heart of Madrid, a 5-minute walk from the Plaza Mayor, the Mercado de San Miguel, the Royal Palace, the Puerta del Sol where the km 0 of Spain is located, all the most attractive tourist sites in the city. The center is a neighborhood with a lot of life, with a lot of architectural richness, where you can observe the fusion of the old and the modern, as well as enjoy the gastronomic richness thanks to the diversity of restaurants and bars in the area.
You can enjoy a few meters from the apartment, various cultural and commercial spaces in Madrid; and in a few minutes you can reach the impressive Royal Palace, the Royal Theater and the unparalleled charm of Madrid de los Austrias.

House rules

a)Check in: From 3:00 p.m. Guests must present their identity documents previously electronically.
For arrivals after 9:00 p.m. There is an additional charge:
9:00 p.m. to 10:50 p.m. €15
23:00 onwards €30
If you want to arrive after 00:00 hrs you have to check availability and another cost due to the schedule

b) Check out 11 a.m. There is a late check-out service (late departure) subject to availability, so you should consult it days before your departure, if possible, this has an additional cost of €50 and can be postponed until 2:00 p.m. After 2:00 p.m., the guest must pay the proportional amount for the full day.

c) Guests will be fully responsible for the safety of the children that accompany them throughout the stay, and for any inconvenience caused to other residents of the neighborhood;

d) Guests must keep noise to a minimum so as not to disturb other residents in the area, especially during hours when they may be sleeping (quiet hours: 10:00 p.m. to 10:00 a.m.), and when they arrive and leave the property;

e) Excessive noise is prohibited in any case and at any time, and may lead to the end of the stay of the guests, the eviction, the loss of the amount paid for the entire stay;

f)Guests are completely prohibited from behaving disrespectfully towards the residents of the area, and must minimize their impact on them and the neighborhood in general.

g) Entry to the property of any person not included in the reservation is prohibited. A fine of €100 per day will be charged for each extra guest who is not registered in addition to the additional fee. If an extra guest wants to spend the night at the property, they must be communicated and approved during the reservation process, and will be subject to any extra fee specified in the final price, as long as it does not exceed the maximum number of people accepted per reservation in the property.

h) Any party or meeting is completely prohibited.

A penalty will be charged to guests who do not respect the prohibitions and the penalty will depend on the state of delivery of the apartment.

i) Guests must take care of the garbage and recycling according to the garbage containers provided by the property, and they will not leave any type of waste in the house or public areas.

j) Whenever guests leave the property, it is their responsibility to ensure that the windows and doors are properly closed to maintain security and prevent damage caused by rain, among others.

k) Guests will have to turn off lights, air conditioners, fans and electronic devices when they are not necessary, to save energy.

l) They are not allowed to leave the air conditioning on when they are not in the house

m) It is completely forbidden to smoke in the house, in case of not complying with this rule, it will be penalized with €100 in addition to any other expense derived from the same offense (for example, burns on the furniture, extra anti-odour cleaning, etc.)

n) Animals are not allowed in this vacation rental, in case of incurring this prohibition, an additional €100 will be penalized to the expenses generated by it (for example, extra cleaning, breakage or damage to furniture, coverings, etc.)

o) Any damage or defect must be communicated as soon as possible to the property. If this is not the case, it will be assumed that the damage occurred during the stay and it will be charged to the guest. IMPORTANT: The bathroom that is inside one of the bedrooms works through Sanitril (waste grinding system) so it is essential that you do not throw any type of waste or object that is not toilet paper (not even kitchen paper), since it could damage the motor and the repair of it would be the responsibility of the guest.

p) The charge for lost keys is €60

q) If at the time of check out the guest leaves the apartment very dirty, the additional cost for extra cleaning will be borne by the guest. (€20 per extra hour of cleaning)

r) Failure to comply with any of these rules implies breach of the conditions applicable to the vacation rental reservation. The owner/manager has the right to terminate the period of the guest's stay if the guest does not comply with the rules of this house or causes inconvenience to the neighbors and other residents of the community.

Guest access

Guests can occupy all the spaces in the apartment and the entrance hall to the building.

- You can leave your bags with us from 11:30 am on the day of your arrival (prior notice) and on the day of your departure you can ask us about the late check out service, which is until 2:00 pm.

It has an unbeatable location, but it is also exposed to noise typical of big cities. It is important that you know that next to the property there is a bar that can generate noise at night
