THE SPACE
This practical and comfortable apartment is in an unbeatable location just steps from the Metro Antón Martin, and above all a few minutes walk from emblematic points of the city; its location allows you to easily move around the city or to any other place outside of Madrid since it is a 10' walk from the Atocha Station.
It is located on a second floor with an elevator. It is an ideal studio apartment for a stay in Madrid and to be able to explore the centre and the places of interest, as it is in the heart of the city and in one of the coolest neighbourhoods. But it is also a good place to work inside the apartment, as it has a very good Wi-Fi connection and has a comfortable work corner.
The space consists of a small entrance hallway, a full bathroom with shower, WC, and a practical dressing table with storage space, an open-plan kitchen area with a breakfast bar, and behind it you will find a large refrigerator, sink with a small drainer, two-burner induction hob, microwave oven, washer-dryer and storage area with complete kitchenware and small appliances. In front of the bar there is a large floor-to-ceiling closet to hang your clothes (it has hangers), and to one side of the kitchen you will enjoy the rest of the room, which is completely connected to each other, where you will find a two-seater sofa area with a two-piece nesting table, a Smart TV, low 3-door cabinets, a double bed (1.35 m) and an excellent-sized desk with two chairs to work in.

The Barrio de las Letras is one of the best located in Madrid, since you are in the heart of the city, a step away from the Atocha Station and a few streets from the Art Triangle of the City (Museo del Prado, Thyssen and Reina Sofia). Within the area you will find Calle Huertas, known for the atmosphere of its bars, Plaza Santa Ana, one of the liveliest squares in the city and with renowned restaurants to discover Spanish cuisine. You are 5 minutes walk from Plaza Mayor and Puerta del Sol.
By the opposite path you can reach the Cibeles, Puerta de Alcalá and the Retiro Park in a few minutes walking.
If what you are looking for is shopping, you have several options to do it... from Puerta el Sol you will find Preciados street known for its great shops! (Corte Ingles, Fnac, and various fashion stores)
If you are looking for a much more Chic area, you can walk to the Salamanca neighborhood and its famous Serrano street, recognized in the fashion world for its famous boutiques. The beginning of this street is next to the Puerta de Alcalá.
Within the area you can find places of art, fashion, sports, gastronomy and countless things that will undoubtedly make your trip unforgettable.
a)Check in: From 3:00 p.m. Guests must present their identity documents previously electronically.
For arrivals after 9:00 p.m. There is an additional charge:

If you want to arrive after 00:00 hrs you have to check availability and another cost due to the schedule
b) Check out 11 a.m. There is a late check-out service (late departure) subject to availability, so you should consult it days before your departure, if possible, it has an additional cost of €20 and can be postponed until 2:00 p.m. After 2:00 p.m., the guest must pay the proportional amount for the full day.
c) Guests will be fully responsible for the safety of the children that accompany them throughout the stay, and for any inconvenience caused to other residents of the neighborhood;
d)Guests must keep noise to a minimum so as not to disturb other residents in the area, especially during hours when they may be sleeping (quiet hours: from 10:00 p.m. to 10:00 a.m. in the morning), and when they arrive and leave the property;
e) Excessive noise is prohibited in any case and at any time, and may lead to the end of the stay of the guests, the eviction, the loss of the amount paid for the entire stay;
f)Guests are completely prohibited from behaving disrespectfully towards the residents of the area, and must minimize their impact on them and the neighborhood in general.
g) Entry to the property of any person not included in the reservation is prohibited. A fine of €100 per day will be charged for each extra guest who is not registered in addition to the additional fee. If an extra guest wants to spend the night at the property, they must be communicated and approved during the reservation process, and will be subject to any extra fee specified in the final price, as long as it does not exceed the maximum number of people accepted per reservation in the property.
h) Any party or meeting is completely prohibited.
A penalty will be charged to guests who do not respect the prohibitions and the penalty will depend on the state of delivery of the apartment.
i) Guests must take care of the garbage and recycling according to the garbage containers provided by the property, and they will not leave any type of waste in the house or public areas.
j) Whenever guests leave the property, it is their responsibility to ensure that the windows and doors are properly closed to maintain security and prevent damage caused by rain, among others.
k) Guests will have to turn off lights, air conditioners, fans and electronic devices when they are not necessary, to save energy.
l) They are not allowed to leave the air conditioning on when they are not in the house
m) It is completely forbidden to smoke in the house, in case of not complying with this rule, it will be penalized with €100 in addition to any other expense derived from the same offense (for example, burns on the furniture, extra anti-odour cleaning, etc.)
n) Animals are not allowed in this vacation rental, in case of incurring this prohibition, an additional €100 will be penalized to the expenses generated by it (for example, extra cleaning, breakage or damage to furniture, coverings, etc.)
o) Any damage or defect must be communicated as soon as possible to the property. If this is not the case, it will be assumed that the damage occurred during the stay and it will be charged to the guest.
p) The charge for lost keys is €50
q) If at the time of check out the guest leaves the apartment very dirty, the additional cost for extra cleaning will be borne by the guest. (€20 per extra hour of cleaning). Tampoco los huéspedes pueden dejar las llaves puestas en la puerta por dentro, porque tendremos que llamar al cerrajero y eso tiene un costo de sobre 150€ según el horario de apertura.
r) Failure to comply with any of these rules implies breach of the conditions applicable to the vacation rental reservation. The owner/manager has the right to terminate the period of the guest's stay if the guest does not comply with the rules of this house or causes inconvenience to the neighbors and other residents of the community.
* You can leave your suitcases with us starting at 11:30 am on the day of your arrival (with prior notice) and on the day of your departure we have a late check out service that is until 2:00 pm with an extra cost of €20 (subject to availability). You can ask us about availability no later than one day before your departure.
